Technician using a heated rinse and vacuum extraction tool along a tile grout line

Tile & Grout Cleaning

Grout lines cleaned, not just the tile face

Kitchen, entry and traffic-lane grout is pre-tested, agitated and flushed with a heated rinse and extraction, so soil is removed rather than pushed to the edges.

Natural Stone Restoration

Worn marble refinished, not replaced

When marble or travertine looks dull and patchy, the cause is often worn polish rather than damage. Honing and polishing can bring back an even finish without tearing the floor out.

Bath & Shower Tile

Soap film and hard-water scale lifted

Shower walls, pans and corners are cleaned largely by hand with surface-safe products, then the grout can be sealed. If caulk or grout needs replacing instead, we say so.

Travertine

Travertine cleaned, filled, honed and sealed

Entries and hallways in travertine can be deep cleaned, have open holes filled, be honed to an even finish and sealed, with a clear explanation of which marks will and will not come out.

Commercial Tile & Grout

Scheduled around tenants and opening hours

Lobbies, corridors, restrooms and retail floors can be staged section by section and scheduled outside operating hours, so routes stay open while the work is done.

Sealing & Maintenance

Sealing only where the surface needs it

A simple water test shows whether a surface will benefit from sealing. Pool decks, patios and interior stone are cleaned first, then sealed where it genuinely makes sense.

Tile And Grout Cleaning San Diego

Why Professional Cleaning

Mopping moves soil. Extraction removes it.

Tile and stone are porous. Grime, dirt and microbial growth settle into those open surfaces, and sweeping or mopping only reaches so far: a brush can't get deep enough, and a mop tends to redistribute what it lifts.

Professional cleaning works differently. The surface is identified and pre-tested, a matched cleaning solution is given time to break the bond, the tile and grout are agitated, and the residue is flushed out and extracted rather than pushed to the edges. Sealing afterwards keeps the next round of soil sitting on top where it can be wiped away.

Our Services

Specialized Care for Tile, Grout & Natural Stone

Every stone has its own characteristics, and the cleaning requirements differ from one to the next. We match the method to the material rather than running one process over everything.

Why San Diego Chooses Us

Specialists in Tile, Stone & Grout, Not Generalists

Stone is not a single material, and treating it as one is how surfaces get damaged. Our work starts with identifying what you actually have.

01

Surface-Specific Methods

We pre-test before cleaning begins to identify the stone or tile, so acid-sensitive surfaces such as marble, terrazzo, terracotta and clay are never treated with the wrong chemistry.

02

Cleaning, Restoration & Sealing Under One Roof

If cleaning won't get you there, honing, polishing and repair are options we can quote, and sealing afterwards is part of the same conversation.

03

Quality Checks During the Job

We inspect as we work. If an area comes up uneven or short of expectations, it gets re-cleaned and checked again before we move on.

04

Products Safe for Living Spaces

Non-toxic cleaning agents approved for domestic use, which matters in the kitchens and bathrooms where families and pets spend the most time.

05

Residential & Commercial Capability

A family bathroom and a hotel lobby need different equipment, scheduling and planning. We're set up for both across San Diego County.

Our Process

From Pre-Test to Sealed and Ready

Professional tile and grout cleaning identifies the surface first, then uses matched chemistry, dwell time, mechanical agitation and extraction to remove soil that mopping leaves behind, finishing with a sealer that keeps it from settling straight back in.

01

Pre-Test & Identify

Before any cleaning starts we pre-test to identify the type of stone or tile, so we can choose the least intrusive method. This is critical on acid-sensitive surfaces.

02

Protect & Prep

We inspect further, tape off and secure adjoining surfaces, then carry out dry soil removal to clear loose dust and grit for better access to the buildup underneath.

03

Deep Clean & Extract

A matched solution is given dwell time, the surface is agitated, and soil is flushed and extracted with professional equipment rather than pushed toward the edges.

04

Inspect & Re-Clean

We run standard inspections along the way. Any area that comes up irregular is cleaned again and re-checked, repeating until the result is consistent.

05

Seal & Protect

Sealers are applied promptly after cleaning to guard the surface and simplify maintenance. Floors are typically ready for use again within a few hours.

The Detail Work

The difference is in the details.

Professional tile and stone cleaning goes beyond what is visible on the surface. The right process starts by identifying the material, loosening embedded buildup, and using the appropriate cleaning and protection method.

01

Identify the Material

Tile and stone require different chemistry and cleaning methods.

02

Remove Embedded Buildup

Professional agitation and extraction target soil trapped in grout and textured surfaces.

03

Protect the Surface

When appropriate, sealing helps make ongoing maintenance easier.

Common Questions

Tile, Grout & Stone Cleaning FAQs

How often should tile and grout be professionally cleaned?

Most homes do well with professional cleaning every 12 to 18 months. Kitchens, entryways, bathrooms and homes with pets or young children usually benefit from a yearly visit, while low-traffic rooms can go longer. Commercial floors normally need a set schedule based on foot traffic. Regular sweeping and mopping between visits still matters; professional cleaning resets the surface rather than replacing routine care.

Do you clean natural stone such as marble, travertine and limestone?

Yes. Natural stone is a core part of what we do, including marble, travertine, limestone, slate, sandstone and flagstone. Each stone has its own characteristics and its own cleaning requirements, so we pre-test to identify the material before starting. This matters most on acid-sensitive surfaces such as marble, terrazzo and terracotta, where the wrong product can etch the stone permanently.

Can you clean shower tile and grout?

Yes. Bath and shower cleaning is one of our regular services. Wet areas collect soap film and mineral scale that build up on walls, pans, corners and grout lines. Because of the vertical surfaces and tight corners, shower work is largely done by hand and takes longer per square foot than floor cleaning. We assess the grout and caulk condition at the same time, and will tell you if regrouting is the better answer.

Do you seal tile and grout after cleaning?

Sealing is available and is applied promptly after cleaning, once the surface is dry. A sealer creates a guard that keeps soil and germs sitting on top of the surface instead of soaking into the pores, which makes future spills much easier to wipe up before they stain. It's quoted separately, and it isn't the right answer for every surface. We'll tell you which category yours falls into.

How soon can I walk on the floor afterwards?

Because the surface is extracted rather than left saturated, floors are usually clean, protected and ready for use again within a few hours of the visit. Exact timing depends on ventilation, humidity and whether a sealer has been applied. If we seal the surface, we'll give you specific guidance on foot traffic and on when the area can safely get wet again.

Are your cleaning products safe around children and pets?

We use non-toxic cleaning agents that are approved for use in domestic living areas. That's a deliberate choice, because the rooms that need deep cleaning most, kitchens and bathrooms, are also where families and pets spend the most time. If anyone in the household has specific sensitivities or allergies, tell us when you request your estimate and we'll take it into account.

Do you provide commercial tile and grout cleaning?

Yes. We clean and restore tile, grout and stone in lobbies, restrooms, break rooms, retail floors and hospitality spaces across San Diego County. Neglected commercial stone reflects on the business and can become a slip risk, so recurring maintenance schedules are available for high-traffic floors. Work is normally scheduled outside operating hours. Contact us with your square footage and hours for a quote.

How do I request an estimate?

Call (858) 952-0777 or fill in the free estimate form on this page. Tell us the surface, roughly how much of it there is, and what's bothering you about it. We'll come back to confirm the scope and the approach. For stone, a qualified assessment is the only way to tell whether a surface is a candidate for restoration or cleaning alone.
